Garage Door Questions, Answered Plainly
What We Actually Do
We work on garage doors and the hardware that runs them: torsion and extension springs, openers, tracks, rollers, cables, and panel sections. If your door is heavy to lift by hand, slams down fast, or the opener runs but the door won't move, that's a spring or cable problem and it's what we get called for most.
A lot of the houses around Pembroke Pines were built between 1953 and 2005, with a good chunk going up in the 1960s and 70s across the named areas nearby. Doors and openers from that era weren't built to today's spec, and parts on an original torsion setup from a house that old are often the ones nobody carries anymore. On jobs like that, we'll tell you straight if a part can be sourced or if replacement is the better call, rather than stringing out a repair that won't hold.
We don't do fencing, general handyman work, or new construction framing. If what's wrong is the door itself, the track, the spring, or the opener, that's our lane. We work out of 19620 Pines Blvd., Pembroke Pines, FL 33029, and that's where to start if you're not sure what's wrong - call (954) 417-8529 and describe what the door is doing.
Plain Answers
Why is my door so heavy all of a sudden? That's almost always a broken or weakening spring, not the opener. The opener motor isn't built to lift the full weight of a door on its own; the spring does that work, and when it fails, the motor strains or the door won't budge.
Does the heat down here wear parts out faster? The area sits in a mild temperate band without the extreme freeze-thaw cycling that cracks hardware up north, but humidity and daily heat cycling still take a toll on cables, rollers, and lubrication over the years. Regular lube and a yearly look at the springs goes further here than people expect.
Is it worth repairing an old door or should I replace it? Depends on the door. If the panels are intact and it's a spring, cable, or opener issue, repair usually makes sense. If the door itself is from a 1960s or 70s build and the track and hardware are all original, replacement can end up cheaper than chasing parts for hardware that age.
What doesn't a garage door call cover? We don't handle electrical panel work, structural framing repairs, or anything unrelated to the door and its hardware - if that's what's going on, we'll say so instead of taking the job.
The Areas We Cover
We're based at 19620 Pines Blvd. in Pembroke Pines, and we run calls out from there across the surrounding area. That includes Southwest Ranches and SilverLakes just a few miles out, Country Club and Miami Lakes a bit further, and on out to places like Miami Gardens, Hialeah Gardens, Opa-locka, Pembroke Park, West Park, and Medley.
Further out we also reach Ives Estates, Westview, Dania Beach, Ojus, North Miami Beach, Lauderhill, Pinewood, West Little River, Washington Park, North Miami, Gladeview, Lauderdale Lakes, Miami Springs, Doral, Tamarac, Miami Shores, Sunny Isles Beach, Brownsville, North Lauderdale, Bal Harbor, and Wilton Manors.
Housing stock varies a lot across that stretch - the service area overall has well over 460,000 households and around 122,700 owner-occupied houses, built mostly between the 1950s and the 2000s. That range matters for parts: a door from a newer build in one of these areas usually takes standard stock hardware, while an older one near the center of that build range might need something less common. If you're not sure which side of that line your house falls on, call (954) 417-8529 and we'll figure it out before anyone drives out.
Frequently asked questions
How fast does a garage door spring usually fail?
Springs don't give much warning - they're rated for a number of open-close cycles and once they hit that count, they can snap suddenly, often with a loud bang. If your door has felt stiffer or louder over the last few weeks, that's the warning sign before the snap.
Do you work on both torsion and extension springs?
Yes, both. Torsion springs mount above the door on a bar, extension springs run along the upper tracks on either side. Which one your house has mostly comes down to when the door and opener were installed, and older homes in this area can have either.
Can I replace a garage door spring myself?
We'd advise against it. Torsion springs are under heavy tension and letting one go wrong can cause real injury. It's one of the few repairs on a house where paying for the call is worth it over doing it yourself.
Will you give a price over the phone?
We can give you a general sense once you describe the door, the symptom, and roughly how old it is, but an exact number usually needs a look at the actual spring, track, or opener in person.
